County Living

This Shovel Ready Design will bring Luxury Living at Affordable Prices for Binbrook. We are waiting for approval from the Hamilton Housing Secretariat.

Retirement Living can be affordable with innovative initiatives. We need to be more willing to try. If we keep doing the same things over and over, expect the same results and things are getting worse not better. Shovels in the ground to will help us teach new ideas and unleash Hamiltonians Industrial nature.

Innovation

Insulated Concrete Form (ICF) Construction, reduces the time and cost of construction, Courtesy of Alleguard

In the past we were more flexible and innovative in our housing approach. For example, we built two homes on West 5th on one 66’ lot. A simple Committee of Adjustment application created two 33’ lots to increase density. Good Planning

Net-Zero Duplex in BC

3800 sq. ft., (353 m2), with in-floor heating, ground source heat pump, ICF construction and much more. Achieving a Total Energy Use Index (TEUI) of 45 kWh/m2/year. Construction Costs below $250 sq. ft.

Senior housing

1126 Garth Street

Our approach is to build Smart Sustainable (Net-Zero Housing) for Seniors making 30% affordable and the rest 70%, at Market Rates or slightly above. We feel our low-cost luxury living will attract empty-nesters to sell their homes and create an additional family living unit once they move (a Win-Win Scenario).

In addition, we are working with colleges and universities to help train our youth using retired workers to lower both the cost to build and youth unemployment. Architect and Professor Fakharian Ghom from Centennial College designed, with his students, a three-storey residential building containing 45 units: to integrate with the existing housing and surrounding streets.

An open lobby, rooftop patio, Daycare and other amenities are part of the design for the whole neighbourhood to use. Underground parking and bike storage will blend in to maintain the existing bus-route access on Garth.
